Why Your Realtor Can’t Get Your House Sold

With residential real estate starting to slow a bit in Southeastern MI (Not Detroit), you may be wondering why your realtor can’t get your house sold… Well most realtors just put your house on the MLS and hope for the best. For a 6% commission, that certainly is not a lot of value add. If all your looking for is to get your house on the MLS, there are multiple “do it yourself brokers” that will provide this service at a fraction of the 6% commission.

That said, what if you’re looking for more value out of your realtor? You’re a person selling their home that actually wants the realtor to do what they promise and “SELL” your home. Here are a few things your realtor should be doing to make sure your home sells:

Attend every showing

How can your realtor “Sell” your house if they are not at the showing to “Sell” your house. Your realtor should be at every showing to introduce your home, walk the prospective buyer and buyers agent through the features of your home and invite them to take a guided tour. Your realtor should not just hope the “buyers agent” tells the right story. Especially if your house is located in a rapidly changing market like Detroit. I’ve found very few realtors showing our listings in Detroit have any clue about why a certain neighborhood is good or bad or what to expect when buying a 100+ year old home.

Does your realtor really understand your home and its features?

If your realtor attends every showing, do they really know how to sell why someone should be buying your home over another? If it’s an older home do they know how to explain to the buyer what to expect when owning a historic home? Do they understand the neighborhood and why it is good or bad? Do they understand the features of your home and what sets it apart from other homes in the market? Do they know why the home is priced right, etc.? You should always have your realtor walk you through their “pitch” so you can make sure they are telling the right story.

Does your realtor spend their own money on putting together professional marketing materials?

Simply printing the listing ticket and leaving it on the counter is not enough. If they don’t know how to create professional marketing materials themselves, they should hire someone to create these materials for them. Professional marketing materials will cause your home to stick out when the buyer is going through all the materials from their walk throughs and can’t remember which house is which…

Does your realtor actually market your home?

Again, just putting your home on the MLS is not enough. Ask them how active they are on social media? This is one of the best ways to market your home. Successful realtors will have thousands of contacts on their social media accounts. For example, I have over 20,000 contacts on my social media platform so when I take on a listing, it truly gets out their.

How well does your realtor understand sites like Zillow?

For example, their are multiple ways to get Zillow’s “Zestimate” (their opinion of the value of your home) higher. Like it or not, potentials buyers pay a lot of attention to things like Zillow’s opinion of value so you meed to make sure your realtor knows how to manage this.

These are just a few examples of what an “A+” realtor brings to the table. My best advice is to challenge your realtor. Make them earn that 6% commission and “Sell” your home. If your home is not selling, these may be a few reasons why…
