Current Market Status
The neighborhood has seen significant price increases over the past 4 years as people continue to relocate to Detroit from the suburbs. One of the main reasons people are relocating to Green Acres is the homes are still modestly priced but offer significantly more home than just north to Ferndale and Royal Oak.
Future Growth Potential
As buyers continue to get priced out of the Sherwood Forest and University District, they are focusing on the Green Acres neighborhood for value. This demand is causing prices to start jumping in value. Green Acres is also the benefactor of the redevelopment of Livernois (once known as Detroit’s Avenue of Fashion). This redevelopment is triggered by a $1.3 million dollar grant recently awarded to local development companies.
